- Anchor selects a Project Manager to act as a liason with your Board and Owners.
- The Project Manager attends the Board and/or Annual meetings. Up to six meetings per year are included in your management fee.
- The meeting minutes are distributed within 7 days after the meeting unless requested otherwise.
- We reserve the location in advance of the meeting, prepare an agenda, make copies of supporting documents, bids, etc.
- The Project Manager responds to information requests from realtors, mortgage companies, and title compies in regard to selling or refinancing
- Anchor has a 24/7 maintenance response program. Emergencies are responded to within 1 hour or less. This goal is met 99.5% of the time.
- Anchor will set up a calendar of preventative maintenance programs that can include everything from window cleaning, energy audits, gutter cleaning etc. We do regular inspections of the exterior, grounds, and all common areas.
- Routine Maintenance - Anchor Property has an in-house staff of technicians skilled in carpentry, HVAC, plumbing, electrical, decorating, and general maintenance services.
- We provide bids on subcontractor services, negotiate the best possible rates, hire and supervise work to be preformed.
- We offer competitive hourly rates, or if you should need a subcontractor, we negotiate volume rates for insurance, paint, mechanical, etc. These discounts are passed directly to you. Anchor does not take any overrides or percentages on parts or labor.
- Maintain the Association's records, files, and books.
- Generate monthly financial statements including:
- Balance Sheet
- Budget vs. Actual
- Profit & Loss Statement - with currect Month and Year to Date columns
- Monthly Check Register
- Prepaid Report
- Deliquency Report
- Owner Roll
- Collect all condo fees, make deposits, send late notices.
- Budget Preparation.
At the heart of all our accounting system is ACS Property Management and Quick Books Accountant's Edition software. It is a fully integrated financial program designed for professional condominium management.
